Who owns the properties? The properties are owned by Castle Bridge Services LLC, a limited liability company or a subsidiary there of unless otherwise stated in the property details page.
May I visit the property? Of course, we cannot emphasize enough for one to visit the property, do research, and do their due diligence. Most folks today would not get into an arranged marriage sight unseen and should feel the same way about their real estate purchases. However, some buyers buy at distance or are out of the country and a visit may not be feasible, nevertheless, it is the buyer’s responsibility to research and understand exactly what they are purchasing. This includes contacting the county to understand the zoning and permitted uses of the property.
Is it legal to shoot on the property? We do not give legal advice. However, this is private land and not to be confused with shooting restrictions on BLM or other public lands. The property listing will usually indicate the link to the county code regarding shooting on private land. What about Mineral rights? Mineral rights are the resources located underground the property like oil, gold, and silver. These rights can be separated from the surface rights (the rights to sell or develop the surface of the land). We make no guarantees to whether or not mineral rights are included with the property. Can I raise animals and crops? Develop A Solar farm? Please refer to the property listing and the zoning. The zoning law can be complicated and we always recommend calling the County Zoning & Planning Department for clarification. However, for most rural properties, raising animals and crops are allowed without a use permit but a solar farm typically requires a use permit from the county but there would be no permit for solar for your own energy needs.
What about title insurance? While we guarantee clear title, the buyer may want to buy a title insurance policy.
Are the property taxes paid? Unless otherwise stated, the property taxes are paid and the tax amount is typically indicated in the listing.
Should I hire an attorney or real estate agent? We suggest you to hire any professional you feel necessary for the purchase, however, we are happy to answer any questions and have tried to make the process easy to understand.
